Flooring & Refinishing
Hardwood, engineered wood, laminate and luxury vinyl plank installed carefully, plus refinishing for hardwood that still has life in it. Owner-led and based in Vancouver, WA.
01What's included
Installation of solid and engineered wood floors, including transitions to adjoining rooms.
Water-resistant plank flooring for kitchens, basements, rentals and busy households.
A budget-friendly wood look for bedrooms and living areas.
Sanding and refinishing existing hardwood, or a screen and recoat when the wood itself is sound.
Removing old carpet and pad, prepping the subfloor and laying new flooring.
New flooring for rooms that have been dried out after a leak or flood.
02Signs it's time
General guidance for homeowners. Every home is different, so we look in person.
Traffic lanes where the finish has worn through and the wood is turning grey.
Damage that goes past the finish into the wood or the vinyl wear layer.
Boards that curl up at the edges or hump in the middle, often a sign of moisture.
Seasonal gaps that never close, or gaps that keep getting wider.
Areas that flex underfoot can point to subfloor problems worth checking.
Click-lock or glued planks that are separating, lifting or bubbling.
Carpet that holds odors and stains, especially in kitchens, halls and basements.
Floors are easier to replace before new paint, trim and furniture go in.

It depends on the room, moisture, pets and how long you plan to stay. Hardwood and engineered wood can be refinished; LVP handles spills and wet boots well; laminate is an economical wood look for dry rooms. We will talk through the trade-offs for each space during the estimate.
Often, yes. Solid hardwood can usually be sanded several times, and engineered wood depends on how thick its top layer is. Deep water damage, loose boards or a worn-through wear layer can mean replacement. We will look at the floor in person and tell you honestly.
Tear-out and haul-away of old carpet, pad or flooring can be included in your estimate. It will be listed so you know exactly what is covered.
We aim for clean transitions between rooms and flooring types. Matching an existing floor exactly depends on whether the product is still available, so we will discuss options before work begins.
It depends on the square footage, prep work and the product. Some materials also need time to acclimate. You will get a schedule with your estimate.
